Just 20–30 minutes from Liberia — the best air connectivity of the five northern beaches — it's where the moderate-budget buyer finds a home once Tamarindo or Flamingo price them out.
Entry-level condos from $120K–$180K, mid-range houses between $300K and $700K, luxury villas from $800K. Rental yields are among the highest in Guanacaste (7%–12%), thanks to airport proximity that keeps occupancy strong. Cost of living runs 30%–50% lower than Tamarindo or Flamingo.
A complete town: first-rate supermarkets, banks, restaurants, a casino, three championship golf courses within an hour, marinas at Papagayo nearby, and a popular launch point for diving and sport fishing. The climate is among the driest and sunniest in the country. The dark-sand bay is great for swimming and boating more than surfing.
Most residential developments are titled; beachfront property may need concession review. The zone's real bottleneck is water — confirming ASADA (local water authority) availability in Sardinal is the critical step before buying a lot or a pre-construction unit.
In Coco the value is outside the center — the hillside lots and the titled peripheral developments. And never buy without confirming the water.
