HOA fees in Pacifico run noticeably higher than almost anywhere else in Playas del Coco, in some cases close to double what you'd pay in a standalone condo nearby. Once you break it down, it's a longer list than most people expect:

24/7 gated security, widely considered one of the safest setups in Coco
A shopping plaza anchored by Auto Mercado, right at the entrance, along with banks and dental clinics, so daily errands rarely require leaving the area
Access to NIMBU, Costa Rica's first members-only boat club, available as a separate optional membership for homeowners
Why Investors Pay Attention to Pacifico
Beyond lifestyle, there's a practical reason Pacifico keeps coming up in investment conversations: turnover. Units in Pacifico tend to sell and get bought faster than in most surrounding developments, and both short-term and long-term rental occupancy consistently run higher than what I see in nearby communities. That kind of liquidity matters if you ever plan to resell.
The community also isn't standing still. New buildings continue to be added, NaUmi being the most recent, which tells you demand hasn't slowed.
The Bottom Line
The HOA fee is high. That part isn't up for debate. But when you look at what it includes, security, amenities, walkable convenience, and a track record of strong resale and rental demand, it's hard to find that same combination anywhere else this close to the beach in Coco.
