Hacienda Pinilla began as a cattle ranch. The Pattillo family of Atlanta acquired it in the late 1980s, and by 1997 it had become a master-planned luxury community. Today it spans 4,500 acres with private residences, the JW Marriott Guanacaste Resort & Spa, an equestrian center, nature trails and sports courts. Its championship 18-hole golf course, designed by Mike Young, is a par 72 layout of 7,200 yards, and the community touches several beaches, including Playa Avellanas, Playa Mansita, Playa Bonita and Playa Langosta.
The community is divided into enclaves, each with its own character and HOA. Las Golondrinas offers ocean-view and beachfront homes on Playa Bonita with a private owners' beach path. Palma Real offers townhome-style residences near the Beach Club and the JW Marriott. Los Malinches is a Spanish Colonial enclave of only 29 residences. Most condominium ownership here is titled (fee simple).
What's on the market
Homesites run from roughly $160,000 for inland and golf-border parcels to $3 million or more for prime oceanfront. Condos and townhomes generally fall between $700,000 and $2 million. Villas and custom homes start around $900,000, and beachfront estates reach $6 to $8 million and beyond.
HOA fees vary widely by enclave. At the low end, Las Brisas charges about $110 per month, including Beach Club membership. At the high end, Los Malinches runs about $850 per month. Always confirm the exact fee for the enclave you are considering.
