Condos from $250K, 2–3 bedroom units with a view between $400K and $900K, oceanfront houses and villas above $1M–$2M+. Beachfront is scarce and expensive. Yields run 7%–12% with 45%–55% occupancy, in high demand for rental thanks to its calm and airport proximity.

Daily life

Hermosa is more residential than commercial — essential services in town, with all of Coco's commerce a few minutes away. Good beachfront dining, relaxed atmosphere, close to the marina and Papagayo golf.

The legal side, straight up

A mix of titled property (most of the inventory) and concession on the beachfront. The same water bottleneck as Coco — the Sardinal ASADA — applies here.
