Lots from $60K–$150K near town, premium ocean-view parcels between $250K and $500K+. Houses near town between $280K and $600K; hillside view villas in Uvita Hills between $500K and $1.5M+. Ocean-view houses with a pool hit $250–$300/night during whale-watching season (Jul–Oct and Dec–Apr), competing directly with hotels.
The commercial center of the entire Costa Ballena: banks, supermarkets, hardware stores, restaurants, private international schools — rare in the South Pacific. Broad, calm, family-friendly beaches, without the aggressive surf of its neighbors. Jungle, waterfalls and rivers everywhere.
Strong environmental emphasis in Osa's zoning plan — river setbacks, forest preservation, low density — which requires carefully verifying build feasibility on hillside lots. Most sellable hillside inventory is titled; water (local ASADA letters) is the critical due diligence.
Uvita gives you the same million-dollar view as Guanacaste for a lot less, plus a functional town to live in year-round. The secret: price changes from one street to the next depending on access and water. Buy the hillside lot with a water letter and a road that holds up in October, not just the view.
