Sámara is the peninsula's livable town: the only Blue Zone beach in Nicoya you can reach without a 4x4, on a paved road from Nicoya. It's a real differentiator versus Nosara or Santa Teresa, and the reason retirees, families and investors mix here with more of a local Costa Rican presence than in the nearby luxury zones.
Mid-market entry between $150K and $250K (condos, modest houses, affordable lots) — one of the most accessible coastal markets in Guanacaste. Ocean-view houses and villas between $400K and $1M+. The market rose sharply 2020–2023 and today grows selectively and steadily (6%–10%): ocean-view and walk-to-beach stay strong, inland trades at a more adjusted price.
A town that functions year-round — supermarkets, restaurants, gyms — not a destination that shuts down in low season. A reef-protected bay with calm water, ideal for families, swimming and beginner surf. Nicoya's hospital is just 40 minutes away, the best healthcare access on the peninsula.
A mix of titled (most of the sellable inventory) and concession on the beachfront — review case by case. Security perception is high, with a calm town feel and an established community.
Sámara is the secret of Nicoya's mid-market — the only Blue Zone beach you can reach without a 4x4, with a hospital nearby and a town that lives year-round. For the retiree or moderate-budget family that Nosara prices out, Sámara is the answer. The value is inland and in ocean-view-with-access; anything without a view is negotiable.
