Why Jacó & Herradura

Jacó and Herradura have the fastest coast-to-capital connection in the country: Route 27 and the Costanera get you to San José in a little over an hour. It's the ultimate weekend escape, and probably the beach your mailing-list contacts already know — a lot of gringos discover Costa Rica through Jacó.

The market, in numbers

Herradura Valley, the accessible entry point, runs from under $100K up to $230K; ocean-view condos in Jacó/Hermosa between $180K and $350K; Los Sueños, the premium segment with a marina and golf, between $600K and $1M for condos, and $1M to $2.5M+ for houses and estates. The engine is short-term rental — proximity to San José keeps tourist turnover very high.

Daily life

Jacó is the beach town with the most services in the Central Pacific: full supermarkets, complete commerce, the liveliest nightlife in the country. Marina Los Sueños, world-class, anchors sport fishing and golf. Dark volcanic sand and decent surf for beginner-intermediate levels in Jacó; a calm bay in Herradura, popular with Costa Rican families.

The legal side, straight up

A mix of titled (most of the inventory, including Los Sueños) and concession on the beachfront — critical due diligence on the first row. Jacó has a reputation as a party town; Los Sueños and Herradura Valley, by contrast, are gated with high security and a very different feel.

The Tico Take

Jacó is where your mailing list has already been — a lot of gringos know Costa Rica through Jacó. There's an oversupply of generic beachfront condos, so the value is in what's differentiated: Los Sueños (marina and golf, a different level), Herradura Valley (calm and price), or Playa Hermosa (protected surf). And on the beachfront, always check whether it's concession or title.
