La Fortuna is the only zone with no beach in this entire lineup, and also one of the most efficient short-term rental machines in the country: Costa Rica's most iconic volcano, hot springs, and an AirDNA submarket score of 90/100. Almost every tourist who visits the country passes through here.

The market, in numbers

Condos between $150K and $400K, with stable long-term rental demand on top of vacation rental. Volcano-view villas between $350K and $1M+, in gated communities like Arenal Hills with 24/7 security. Average nightly rate ~$68, up to $148 for luxury; view villas hit $200–$600/night in high season, with 70%–85% occupancy on well-located rentals. Property tax is practically symbolic — about $100/year on many houses.

Daily life

A full tourist town — supermarkets, banks, tour operators — built around adventure tourism: hot springs (Tabacón, The Springs), La Fortuna Waterfall, Lake Arenal, Río Celeste nearby, canopy tours and hanging bridges. Rainy, green climate year-round, without a sharply defined dry season.

The legal side, straight up

An inland zone, no Maritime Zone — titled property, simple due diligence, the same advantage as Atenas and the Central Valley. Construction restrictions apply near the national park and the volcano.

Arenal is where your mailing list has already been — almost every tourist who visits Costa Rica passes through La Fortuna. It's the country's best short-term rental machine thanks to the volcano and the hot springs, with property taxes that are basically a joke. But location is everything: within 5–20 minutes of the center, it performs; further out, you need something unique or it sits empty. And it's inland, so the paperwork is simple: everything titled, no concession headaches.
