Entry-level condos from $110K–$130K; mid-range $250K–$450K; premium $500K–$800K. Mid-tier gated houses $350K–$600K, luxury villas in Bello Horizonte from $700K up to $2M–$7.4M+. Santa Ana condos appreciate 9%–10% year over year, above the national average. The engine here isn't vacation rental — it's long-term leasing to executives and corporate expats, with low vacancy in prime zones.

Daily life

The country's largest concentration of international schools (Country Day, Lincoln School, Blue Valley, European School, Marian Baker) 10–25 minutes away. CIMA Hospital right in the zone, Clínica Bíblica 20 minutes out. Multiplaza, Avenida Escazú and City Place set the standard for class-A malls. Fiber-optic internet, the best digital infrastructure in the country.

The legal side, straight up

A nearly 100% titled zone — no Maritime Zone here, the simplest due diligence in the whole country. Security is among the highest in the metro area, with gated condominiums and 24/7 guards. The big drawback is rush-hour traffic on Route 27.

The Tico Take

Escazú and Santa Ana aren't for the buyer looking for beach — they're for the one who needs first-world city living: schools, hospitals, work. The value is in Santa Ana and Lindora, which are appreciating fast and still sit below Escazú's peak. And watch out for Route 27 traffic: live or work on the same side, or you'll suffer it.
