Houses from $250K–$400K; ocean-view villas in Escaleras and Lagunas between $500K and $2M+. Mountain lots with a view span a wide range, including large parcels with their own waterfalls. Vacation rental tied to surf is strong — pool villas in the $250–$300/night range; retirement buyers often target 2 bedrooms to cover costs, and 3+ for real returns.
A small surf town: sodas, board shops, essential commerce — for everything else, Uvita is 15 minutes away. Nauyaca Waterfalls, rivers and jungle as immediate neighbors. The beach is rough: beautiful for surfing, not suited for swimming with kids.
Same Osa environmental framework as Uvita — low density, forest preservation. The hillsides are mostly titled; water and 4x4 access are the real due diligence in Escaleras and Lagunas.
Dominical is for the person who loves surf and jungle, not convenience. The beach is rough — beautiful for surfing, dangerous for swimming with kids. The value is in the Escaleras hillside with a real view, title, and a road that holds up. If a client wants a family beach, I send them 15 minutes south, to Uvita.
