Founded in 2006 on New Urbanist principles, Las Catalinas is Costa Rica's only car-free community; you can own and park a car, but daily life happens on foot. The town is about 8.5 km from Playa Flamingo and 19 km from Playas del Coco, surrounded by more than 1,000 acres of protected dry forest with 35 kilometers of mountain biking and hiking trails. A grocery store, spa, restaurants, beach club, pools and gym are all within walking distance.
Buyers come from around the world: about 60% North American, 25% European and 15% high-net-worth Costa Rican.
What's on the market
Studios and one-bedroom condos start around $425,000 to $600,000, and two-bedroom condos run about $629,000 to $850,000. Hillside villas and homes range from $1 million to $3 million and more, and they have recorded the community's strongest appreciation in recent years. Lots in the El Prado neighborhood start around $85,000 for 113 m² and reach about $385,000. At the top of the market, a hillside estate has been listed at $9,800,000.
Las Catalinas is for buyers who value design, walkability and community. It is not the lowest entry point on the coast, but it offers a lifestyle no other development here can match.
